First Time Home Buyer’s Mistake

Home/Flat Buying is the most expensive buying decision of life. Normally first time home buyer chooses the property because property is in its budget or colleague/friends bought flats in particular area. Herushto finalize the deal. After dealing with builder next 2-3 year, realize signed deal is not good deal; property value is not increasing as promised by builder & feel being cheated by builder. Even some time he forced to pay different hidden cost which was not shared by builder during time of signing the deal. We have real life bad experience of buyer in which buyer had finalized deal in 30 lakh, with promise get flat after 3 year. But he got flat after 6 year & forced to pay another 9 lakh extra which is 30% higher than the actual deal. At the time of possession after 6 year he found new buyer buying same flat 3 lakh less than what he has paid to builder. You will find property agents/property consultant presenting property as very good profitable deal any time irrespective of actual property price is going up or going down. Their main objective is to sell the property and get commission. Once initial deal is finalized they left the buyer alone to deal with builder directly. Buyer find himself alone, till he get the possession of property. Even after knowing that he is not getting what promised, prefer to remain quite as he conclude it is very difficult to fight against powerful builder. But in case of group buying Builder know Group buyer are resourceful enough to fight for their right & so builder also pay immediate attention to their concerns/grievance.
